Citizens Bank Appraisal Analyst III in Glen Allen, Virginia
The Appraisal Analyst III will serve as a QC Analyst holding active certified appraiser licensure who will be responsible for utilizing checklists to conduct reviews of components of the collateral report reviews and decisions made by CRM Reviewers for Mortgage and Equity transactions. Primary responsibilities include:Reviews consisting of both monthly statistical sampling populations as well as target audits to include all Review colleagues and AMC vendors. Mortgage Conventional transaction appraisal reports and all Equity collateral reports to include appraisals and Alternative Collateral Products (ACPs) will be audited. Technical review: determine whether or not the appraisal meets Uniform Standards of Professional Appraisal Practice requirements and whether the opinions and conclusions in the report are reasonable. Technical reviews ordinarily do not challenge the original appraiser’s choice of comparables unless there is an obvious problem. Administrative review: focus primarily on the underwriting issues addressed in the appraisal. These reviews, usually performed by the loan officer, approach the appraisal from a loan underwriting point of view. Typical issues addressed in an administrative review include: How comparable are the comparable properties used in the appraisal? How reasonable are income and expense projections? Is the capitalization rate appropriate?
